Terrible management. karen is horrible, rude and she will not fix the very small things we've asked like broken tile around the fire place. (we have small children who can easily get hurt). she's impossible to have a conversation with as she is rude and dismisses everything you say while belittling you. (fake account so they don't know my name).also google won't let me give 0 stars

Avoid this management company. They are essentially harassing me about having unauthorized occupants and making random next-day suite checks with no description as to why besides (check condition of unit) are you kidding me, im not trusting my own possessions in MY own home anymore and I hope I can get out ASAP. Terrible 1st rental experience and on a side note way too overpriced for the bad conditions and the windows leak so much cold air when fully closed, thumbs all the way down for Rivard group.

32 Arden Avenue Rivard or Dawson. They are nothing but slum landlords. this winter I have had to dig myself out 4 times and they have only plowed twice. The remainder of the time, the residents have had to dig themselves out. I have complained numerous times and they still do nothing. They don't care about the residents. They do the bare minimum. I love to withhold my rent

Moving into my first apartment was made easy with the Rivard Group. Would definitely recommend any of their buildings to my friends and family! Staff is friendly and really easy to deal with and get ahold of. No complaints here!

I've been living in a Rivard Group building for the better part of a year. Everyone I've come in contact with has been very professional and helpful. No issues so far and always very quick to help.

Worst experience ever. Almost 1 year without property manager on site, after that they hired property manager, who scratched few cars on parking with his track, and got fired, after that they hired property manager who stolen 30 dollars from us, after we moved out. The gym is constantly closed for years "because of COVID" even when province didn't require it to be closed and other properties had their gyms open.

At the same time they might bring some random people to show your apartment to even it is state of emergency in province. They never accept calls and almost never call back. When you leave they ILLEGALLY force you to do carpet cleaning, even if it is forbidden by Residential Tenancies Branch, and they MUST provide a valid reason for that charge, and they would ILLEGALLY force you to pay 25-40 CAD per hour for unnecessary cleaning, even if any price above 15 CAD must have to be explained and valid reason must be provided according to Residential Tenancies Branch.

They couldn't even provide my family with second magnet key for 18 months. They couldn't set up my hydro account, I spent hours trying to get access to it to start paying for electricity. They lost my void check and couldn't pull payments directly from my bank account, but still tried to apply 30 dollars fee "for being late with payments". And every time I had to drive to the head office, because they don't know what phones are for.

They promised me to fix stuff AFTER I moved in, and tried to charge me for that stuff after I moved out. They claim to have carpets "professionally cleaned before you move", however after I moved in I had to spend a month hovering and washing that carpet almost every day before I could start breathing without smelling a dust and stink. They sent me deposit return with check, which no ATM accepted, I had to spend time to go to the bank.

While staying at Rivard group apartments the facilities were always very well maintained, staff were responsive to my maintenance requests, and my full security deposit was returned. There are real imperfections with the management group, but I had a far better experience with them than any other property management group in Winnipeg.

I've been staying at 166 river avenue for some months and the maintenance is really appalling and the management is no different either. It's been 2 months and we do not have a laundry POS machine to load our laundry cards, we have to commute to the next building just to load our laundry cards which is unacceptable considering we are going into winter.

If you call management they don't seem to know anything which is quite strange because if you pride yourselves in the work you do, you guys should have been on top of this issue a long time ago. Very disappointed in the services you are giving to your tenants who are paying rent but not getting value for their money

Staff are always nice when I come to the office, I never have any issues getting a hold of them for maintenance or general questions. Rivard group, in my personal experience is the best rental company I've been involved with. I've been renting here for 2 years with zero complaints.

I almost didn't move into one of their apartments based on the bad reviews on here. There were some things in the initial application that made me nervous. It's only been 3 month but I have zero complaints. All my maintenance requests have been attended to in a timely manner, the caretaker seems great and very friendly, the hallway gets cleaned regularly and snow removal was fine too.

The apartment was in good shape when I got it. My apartment has tile floor and laminate which I think is the best kind of reno they could do to any of their suites, yes it's cold but it's sturdy, great to clean and doesn't harbor smells. So again will update as time moves along, but from my personal experience I'd recommend them to people, at least my building block anyways. On a side note I pay my rent on time and don't cause trouble. I've been told those things greatly contribute to having a good experience!
